Side view and maybe close ups. Trying to see if this offset would sit flush with the fender or sunken in any.

+40 won't be flush at all. not without spacers.

your rear fenders will have to be rolled if you plan on tucking 40mm offset with 245/30-18 tires.

^^not true.
I've tucked 18x8 45ET with 245's and had no issues. I'd say 35ET would be pushing it.
